About The Role

The Senior Preconstruction Manager leads the development and management of project estimates and preconstruction solutions for assigned projects. This position is responsible for all estimating activities, including value engineering and comparative studies, ensuring that all estimates and GMPs are thorough, accurate, and supported by current pricing and subcontractor data. This role collaborates with project operations to incorporate constructability, scheduling, and logistics into preconstruction, leading to a smooth transition from preconstruction to project execution.

What You'll Do

  • Stakeholder and Design Team Liaison:
    • Serve as the primary or secondary preconstruction contact for assigned large projects, managing all communication with stakeholders.
    • Act as the escalation point for all preconstruction projects.
  • Subcontractor and Trade Partner Relations:
    • Cultivate and maintain strong subcontractor relationships for both pricing and work execution.
    • Provide feedback to subcontractors post-bid and lead involvement in subcontractor-related organizations, such as AGC and ABC.
  • Project Ownership and Management:
    • Assume responsibility for all projects entering preconstruction, overseeing the quality, accuracy, and completeness of work across all trades.
    • Drive process improvements and embrace necessary changes.
  • Team Development:
    • Prioritize team growth through leadership, training, reviews, and mentorship at all levels within preconstruction.
    • Represent the preconstruction team at job fairs and recruitment events.
    • Facilitate regular feedback sessions with staff, ensuring mutual feedback and opportunities for development.
  • Pricing, Code, and Technology Management:
    • Maintain accurate pricing information, stay informed on code changes, and embrace new technologies for company and individual growth.
  • Conceptual Estimate Accuracy:
    • Ensure that conceptual estimates are reliable, as their accuracy is essential to securing work and project viability for stakeholders.
  • Foster a Positive Work Culture:
    • Promote a fun, productive work environment. Lead initiatives to create a positive atmosphere that attracts and retains top talent
Qualifications

  • Education and Certification:
    • Bachelor’s Degree in Construction Management, Engineering, or a related field, or equivalent professional experience in commercial construction and estimating.
    • LEED or other relevant certifications are advantageous.
  • Software Proficiency:
    • Essential: Office Suite, MS Project, ProEst, BlueBeam, Salesforce, Procore.
    • Beneficial: CAD/BIM, Clash Detection, Model-Based Quantity Surveying.
Experience

  • 5-10 years of verifiable experience as a Preconstruction Manager in commercial general contracting.
  • Senior estimating experience may be considered if aligned with project and contractor type.
  • Experience with a range of projects up to $200M, including conceptual, hard-bid, and negotiated (CM-at-Risk) work.
  • Design-Build experience is a plus.
  • Experience in field/operations management is beneficial.
