Description

Job Summary

Make a lasting difference in the Green Bay community. As a Project Manager at NeighborWorks Green Bay, you will lead real estate development and rehabilitation projects that revitalize neighborhoods, provide affordable housing, and create positive change. You will manage real estate development projects from initial concept through construction completion, working with a collaborative and mission-driven team. We are seeking a motivated leader who is enthusiastic about development, community impact, and innovation.

Principal Duties And Responsibilities

  • Oversee all phases of construction and redevelopment projects, from feasibility analysis through completion.
  • Research and recommend new development initiatives based on community needs. Collaborate with leadership to drive impactful projects forward.
  • Prepare and analyze proformas, budgets, and projections for real estate projects, ensuring financial viability and sustainability.
  • Coordinate architecture, engineering, permitting, zoning, and environmental services to move projects efficiently through predevelopment stages.
  • Assist in securing project financing through grant applications, lender negotiations, and pursuit of innovative funding opportunities.
  • Monitor construction progress to ensure on-time and within-budget delivery. Review and approve contractor draws in accordance with internal procurement and construction policies.
  • Manage contractor relationships, monitor progress, and review construction draws in accordance with internal policies.
  • Manage vendors and negotiate satisfactory contracts or purchases related to capital improvement projects and programs in conformance with adopted budgets.
  • Attend community meetings and represent NeighborWorks Green Bay in public forums to promote our programs and mission.
  • Represent NeighborWorks Green Bay in coalitions and advisory boards relative to the real estate development programs as requested.
  • Support Housing Quality Standards (HQS) inspections and needs assessments to maintain high-quality, safe housing.
  • Support the Executive Team with special initiatives and other duties as needed.

Requirements

Preferred Skills and Qualifications:

  • Minimum of five years’ experience in housing development, real estate, community development, and construction techniques.
  • Strong experience with real estate project business plans and operating budgets.
  • Knowledge of construction management, contract negotiation, and budget oversight.
  • Project Management Professional (PMP) certification or equivalent project management experience preferred.
  • Ability to work collaboratively with diverse organizations and individuals.
  • Excellent communication skills – written, verbal, and interpersonal.
  • Passion for making a positive impact in the community.

Physical Requirements – Must be able to perform the following activities:

  • Lifting up to 10-20 pounds.

  • Frequent standing and sitting.
  • Ability to focus for long periods of time.
  • Ability to reach, stoop, and lift.
  • Valid driver’s license and ability to drive for work-related duties.
