Due to company growth, we are adding a Regional Property Manager to our team! The Regional Property Manager is responsible for the overall success and long-term viability of a portfolio of student housing communities. This individual will provide leadership and accountability of all on-site staff, maintain financial control, and achieve performance metrics at all locations. A successful Regional Property Manager will provide excellent leadership to our on-site teams, take pride in the property, and understand that this role is critical to the reputation of Tailwind Group.
This is a full-time position that requires moderate travel - up to 50% during peak season.
The compensation range for this position is $95,000 - $110,000 plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.
This is a remote position that must be fulfilled in a state where Tailwind Group currently operates. Only candidates who reside in one of the following states will be considered: Alabama, Arkansas, Florida, Indiana, Iowa, Kansas, Louisiana, Michigan, Minnesota, Mississippi, Missouri, Nebraska, Ohio, Oklahoma, South Dakota, or Texas.

- Lead the planning and preparation for annual unit turnover and help execute move-in/move-out procedures.
- Act as a primary liaison to confirm effective communication, ensure company core values are emphasized, and performance is transparent between Tailwind Group corporate and on-site staff.
- Provide 2nd level conflict resolution for lease violations, customer complaints and other general inquiries from parents, residents, city officials, vendors, or community members.
- Perform site visits and complete inspection audits of company personnel and facilities to ensure they exceed company standards and regulatory compliance.
- Monitor residential sites, building locations, clubhouse, amenities, and other common areas for superior curb appeal, general cleanliness, and organization.
- Review and monitor individual property scorecard numbers for accuracy and proactively identify poor performance and negative feedback.
- Lead the on-site team in the development and implementation of annual property budgets, leasing and marketing campaigns, business plans, capital improvement projects, and other special events.
- Lead monthly financial performance meetings while having a firm grasp on the Net Operating Income (NOI) requirements and other crucial financial metrics for each property in the portfolio.
- Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
- Participate in new employee onboarding, training, and employee performance reviews.
- Collaborate on policy development and employee training requirements.
- Five to ten years of Property Management experience in the student housing sector is preferred.
- Understand standards of property management including Fair Housing laws, Tenant/Landlord rights, and general real estate principles.
- Demonstrated ability to work in a growing, fast-paced environment managing multiple projects simultaneously.
- Demonstrate a high level of integrity and professionalism.
- Possess strong administrative, organization and communication skills.
- Be a self-motivated individual and excel at working in a team environment.
- Ability to have a positive and innovative approach to problem-solving.
- Experience with Entrata software is preferred.
- Travel is required for this position.
