L M Construction Co., LLC, (LMCC) is seeking a proactive, experienced, and detail-oriented Sr. Estimator to join our dynamic team of construction professionals. As a Sr. Estimator, you will play a critical role in preparing accurate and competitive bids for a variety of commercial and industrial construction projects. Responsibilities Include But Are Not Limited To

  • Lead the estimating process across multiple commercial construction projects, including tenant improvements and ground-up builds, from bid initiation through proposal submission.
  • Analyze project plans, specifications, and bid packages in detail to prepare accurate and competitive cost estimates; develop and maintain Requests for Information (RFIs) and RFI Logs throughout the bid cycle.
  • Perform comprehensive quantity take-offs for self-performed trades (steel stud framing, drywall, paint, ACT systems) and subcontracted scopes to establish baselines for cost analysis.
  • Initiate Invitations to Bid and write clear bidder instructions; manage subcontractor outreach and bid collection using ProCore.
  • Evaluate and qualify subcontractor and supplier proposals, ensuring a minimum of three competitive bids per trade; conduct bid leveling and document recommendations using Excel add/deduct sheets.
  • Compile 'Best Bid' summaries by CSI division and prepare organized bid books and cost breakdowns for executive review.
  • Coordinate job turnover meetings to Construction Operations and support project handoffs to ensure continuity and completeness of estimated documentation.
  • Collaborate with the LMCC Contract Administrator on the issuance and execution of client contracts.
  • Assist Construction Operations Team in resolving gaps in project scopes post-turnover.
  • Interact with clients, executive leadership, field operations, and subcontractors to foster transparent communication and support ongoing estimating and project planning needs.
  • Contribute to and maintain LMCC's subcontractor database; leverage existing relationships to expand vendor and trade partner networks.
  • Participate in project closeout reviews with the LMCC Controller and Project Manager to evaluate estimate-to-actual cost performance and refine future proposals accordingly.
  • Provide mentorship and guidance to junior estimating staff, contributing to knowledge-sharing and internal development.
  • Maintain a strong working knowledge of construction cost trends, materials, labor rates, and industry best practices.
  • Use estimating software tools such as ProCore, OST, and Excel with a high level of proficiency to improve accuracy and efficiency.
  • Help establish and maintain a budgeting database for tenant improvements and ground-up construction projects to support rapid budget proposal generation.
  • Demonstrate excellent time management and the ability to juggle multiple estimating efforts of varying size and complexity simultaneously.

Qualifications

  • 5+ years of experience with General Contractor in commercial construction estimating.
  • High School Diploma or GED required.
  • Strong understanding of construction drawings, specifications, and contract documents.
  • Proficiency in estimating software and Microsoft Office Suite (Excel, Word, Outlook).
  • Excellent analytical and problem-solving skills.
  • Exceptional attention to detail and organizational abilities.
  • Strong communication and interpersonal skills for working with internal and external stakeholders.
  • Ability to work independently and as part of a collaborative team.
  • Self-starter with the ability to bring knowledge and ideas to the table while being open to guidance and growth.
  • Ability to manage multiple deadlines in a fast-paced environment.
  • Strong understanding of construction means, methods, and sequencing.
