As a Project Manager at Overlook, you'll take the reins on high-end residential projects from pre-construction to final punch. You'll lead field teams, work directly with clients, and collaborate with architects and trades. You'll also stay hands-on in the field, whether that's jumping in with carpentry, quality control, or getting creative to solve real-world build problems. We're looking for someone ready to own the day-to-day management of Triangle-area projects.

Key Responsibilities

  • Manage ground-up builds and renovation projects from planning to completion
  • Interpret plans, organize timelines, and run budgets using Materio (or similar platforms)
  • Procure materials, coordinate subcontractors, and maintain build schedules
  • Enforce safety and ensure compliance with building codes and standards
  • Problem-solve in real-time and provide practical, hands-on solutions when needed
  • Build lasting relationships with homeowners, architects, tradespeople, and vendors
  • Occasionally jump in with skilled carpentry or help tackle tasks in between trades
  • Mentor others while staying humble and collaborative

Qualifications

  • 5 or more years of project management experience in residential construction
  • Strong background in carpentry or field work (mountain building experience a plus)
  • Ability to manage budgets, schedules, and multiple active sites
  • Excellent communication and organizational skills
  • Experience with construction management software (Materio, BuilderTrend, CoConstruct, etc.)
  • Confidence in both leadership and hands-on execution
  • A resourceful, problem-solving mindset. Someone who doesn't just report problems, but solves them
  • Comfortable working independently without layers of corporate structure
  • Based within ~30 minutes of Hillsborough/Chapel Hill/Durham
