Principal Accountabilities
Portfolio Leadership & Strategic Support
- Conduct all business in accordance with ARTISAN policies, Fair Housing, ADA, FCRA, and all applicable federal and state laws.
- Oversee day-to-day operations at assigned properties, with a focus on leasing performance, occupancy, delinquency control, and resident satisfaction.
- Develop a team of Area Managers, while directly managing a portfolio of communities and ensuring all day-to-day operations align with ARTISAN’s standards.
- Lead the Roving Management and Maintenance Teams while driving consistency and accountability across the portfolio.
- Act as a resource to the Regional Vice President in coordinating regional initiatives, rolling out new systems, and driving consistency across the portfolio.
- Conduct regular site visits and operational audits to evaluate property performance, identify capital needs, and ensure communities meet ARTISAN’s physical condition standards and operational expectations.
- Partner with site teams, Regional Managers, and the Roving Teams to improve curb appeal, service levels, staffing, and marketing; support underperforming communities by executing improvement plans and strategic action items.
- Support the implementation of strategic plans and SOPs in alignment with company goals.
- Collaborate cross-functionally with Regional Managers, Marketing, HR, Maintenance, Training, Compliance, and other departments to ensure seamless execution of company priorities.
- Contribute to performance tracking and reporting by gathering data and preparing insights for leadership.
- Provide on-site support to underperforming assets or teams; act as an extension of the Regional Vice President to implement immediate solutions or offer interim leadership as needed.
- Assist in the onboarding and early development of new Area and Community Managers, ensuring alignment with ARTISAN’s culture, expectations, and operational standards.
- Support staffing efforts by participating in interviews, strengthening onboarding processes, and contributing to leadership development across the portfolio.
- Work closely with newly hired team members and properties requiring focused guidance, offering hands-on support and mentorship during critical transition periods.
- Transitions and Project Support
- Assist with onboarding and stabilization of new acquisitions, lease-up properties, and third-party contracts.
- Participate in all aspects of the acquisition and disposition processes; act as a liaison across departments to ensure smooth transitions that protect residents and uphold ARTISAN’s reputation.
- Lead or assist with projects assigned by the RVP, including property visits, action plans, or cross-functional initiatives.
- Participate in lease file reviews, due diligence activities and property onboarding/offboarding preparation
- Bachelor’s degree in business, finance, marketing, or a related field from an accredited institution preferred.
- Minimum of five years of supervisory experience in residential operations, including at least three years in multi-site property management.
- Proven ability to improve underperforming assets, build high-performing teams, and drive NOI growth.
- Strong background in third-party client onboarding and institutional investor reporting.
- Demonstrated success working with institutional ownership groups and managing a variety of asset types, including lease-ups, value-add, stabilized, and compliance-regulated properties.
- Proven ability to support portfolio growth through business development, client retention, and operational excellence.
- Experience with market rate, affordable, and a variety of asset classes in various geographic locations
- Demonstrated leadership and team management skills, with a collaborative, people-first approach.
- Strong written and verbal communication skills; professional and effective in all interactions.
- Exceptional attention to detail with a proactive, solution-oriented mindset.
- Industry certifications such as CPM, CAPS, or CAM are strongly preferred.
- Proficient in Microsoft Office; experience with AppFolio, Yardi, Entrata, Onesite software preferred.
