Position Summary

Rupe Companies is seeking an experienced Commercial Construction Project Manager to lead complex, large-scale commercial construction projects from preconstruction through final closeout. This is not a rinse-and-repeat retail rollout role; the Project Manager will own complex third-party builds in the $5M to $20M+ range and will be expected to manage multiple projects concurrently. The successful candidate is a seasoned operator who can navigate ambiguity, manage demanding clients and design teams, and drive disciplined execution across schedule, cost, quality, and safety. They will also manage the Superintendents assigned to their projects.

Key Responsibilities

Project Leadership & Execution

  • Lead and manage complex commercial construction projects from preconstruction through final closeout, including ground-up builds and large third-party developments.
  • Manage multiple concurrent projects, balancing competing priorities, schedules, and stakeholder demands.
  • Direct and develop assigned Superintendents and project teams; set clear expectations, hold teams accountable, and remove obstacles.
  • Serve as the primary point of contact for owners, developers, architects, engineers, and key subcontractors.

Preconstruction & Planning

  • Review and analyze project drawings and specifications to determine scope, constructability, and risk.
  • Prepare, negotiate, and manage cost estimates, budgets, and master schedules.
  • Lead buyout, subcontract negotiation, and award; ensure scopes are gap-free and pricing is competitive.
  • Obtain necessary permits and licenses; coordinate with jurisdictional authorities.

Financial & Contract Management

  • Own project P&L; manage budgets, forecasts, change orders, billings, and cash flow.
  • Identify, document, and resolve contractual issues; partner with leadership and counsel as needed.
  • Drive margin protection through disciplined change management, buyout discipline, and risk mitigation.

Schedule, Quality & Safety

  • Develop, maintain, and drive detailed project schedules using Microsoft Project; proactively identify and mitigate schedule risk.
  • Enforce compliance with building codes, contract documents, and Rupe quality standards.
  • Champion a safety-first culture in partnership with Superintendents and site teams.
  • Conduct regular site walks to monitor progress, quality, and adherence to design intent.

Reporting & Communication

  • Provide regular project status reports to leadership, owners, and stakeholders.
  • Maintain accurate project records in Procore, including RFIs, submittals, change orders, and documentation.
  • Adjust project plans to respond to changing requirements, design revisions, or unforeseen conditions.

Qualifications

Required

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field (equivalent experience may substitute).
  • 7+ years of progressive commercial construction project management experience, with demonstrated ownership of projects in the $5M to $20M+ range.
  • Proven experience managing complex, non-prototype, ground-up commercial builds (third-party developments, owner-driven projects, etc.).
  • Demonstrated ability to manage multiple complex projects simultaneously.
  • Strong proficiency with Procore, Bluebeam, and Microsoft Project; comfortable working in a fully digital project environment.
  • Deep working knowledge of construction means and methods, building materials, building codes, and contract administration.
  • Excellent organizational, negotiation, leadership, and written and verbal communication skills.
  • OSHA 30 certification (or willingness to obtain within 60 days of hire).

Preferred

  • Multi-family construction experience in addition to other large-scale commercial verticals.
  • Experience leading projects with institutional, developer, or sophisticated third-party owners.
  • LEED accreditation or other sustainability credentials.

Work Environment

  • Office-based with regular travel to active job sites; primarily Oklahoma and surrounding states.
  • Must be able to navigate active construction sites, including uneven terrain, and lift up to 25 pounds as needed.
  • Valid driver's license and reliable transportation required.

Compensation & Benefits

Rupe Companies offers a comprehensive benefits package, including medical, dental, life, and vision insurance, in addition to base compensation and paid time off. Benefits begin on the first of the month following the start of employment.

Rupe Companies covers 100% of the employee's medical premium. Employer contribution may change annually. Employees are eligible for the 401(k) plan after three months of employment, with the company matching up to 4% of contributions if the employee contributes 4%. Vesting starts immediately.

Base compensation for this role will be commensurate with experience and within the fair market value for the position. Employees are eligible for an annual discretionary bonus based on company performance.
