Department Overview

Walker & Dunlop Investment Partners (WDIP) is a real estate private equity firm that manages capital on behalf of endowments, foundations, pension plans, private funds, insurance companies, family offices, and high net worth individuals. WDIP invests debt and equity capital in value-added, opportunistic, distressed, and special situation transactions through a series of private funds, joint ventures, and separately managed accounts.

The Impact You Will Have

The Associate will support the execution and management of real estate equity investments across the full investment lifecycle, including underwriting, due diligence, transaction execution, asset management, and disposition activities. This role works closely with investment professionals to evaluate opportunities, execute transactions, and manage portfolio investments. The ideal candidate will bring strong analytical capabilities, attention to detail, and a demonstrated interest in real estate investing.

Primary Responsibilities

  • Screen new investment opportunities and support pipeline management

  • Support underwriting, due diligence, and execution of new investments

  • Build and maintain financial models, including cash flow projections, IRR analyses, and sensitivity scenarios

  • Conduct market research, including rental and sales comparable analysis and broader market trends

  • Review due diligence materials and third-party reports, including appraisals, environmental reports, engineering reports, and market studies

  • Assist in preparing investment memoranda, presentations, and investment committee materials

  • Participate in transaction structuring, negotiation, and closing activities

  • Monitor investment performance relative to underwriting assumptions and business plans

  • Assist with quarterly valuations, performance reporting, and investor deliverables

  • Perform budget-to-actual analysis and ongoing financial reviews

  • Track asset-level performance and identify risks and opportunities

  • Support execution of business plans, including leasing, financing, and disposition strategies

  • Coordinate with sponsors, operating partners, and internal teams

  • Participate in property site visits and ongoing asset-level diligence

  • Maintain regular communication with sponsors throughout the investment lifecycle

  • Support relationship management with joint venture partners and investors

  • Contribute to internal investment discussions and portfolio strategy initiatives

  • Perform other duties as assigned

  • Attendance is generally required from 8:30 am – 5:30 pm local time, Tuesday through Thursday, with the option to work remotely on Mondays and Fridays

Education and Experience

  • Bachelor’s degree required; MBA or other graduate degree preferred

  • 4+ years of experience in real estate private equity, investment banking, asset management, or a related field

  • Experience with real estate underwriting and financial analysis required

Knowledge, Skills and Abilities

  • Strong Excel and financial modeling skills, including cash flow modeling and IRR analysis

  • Ability to evaluate real estate investments from both financial and market perspectives

  • Familiarity with real estate transactions and due diligence processes

  • Strong analytical skills and attention to detail

  • Effective written and verbal communication skills

  • Ability to synthesize complex information into clear, actionable insights

  • Ability to manage multiple priorities and responsibilities in a fast-paced environment

  • Strong interpersonal and collaboration skills

  • Demonstrated interest in real estate investing

  • Ability to show ownership of your work, take on challenges and acknowledge growth opportunities, and demonstrate patience when learning new processes

  • Courtesy, respect, and thoughtfulness in teaming with colleagues and other stakeholders

This position has an estimated base salary of 85k-95k plus a discretionary bonus. An employment offer is based on the applicant’s relevant work experience, applicable knowledge, skills, abilities, internal equity, and alignment with market data.
