Building Automation Controls Design Engineer

Holaday Parks Inc. is seeking an experienced BMS Design Engineer to join our Building Automation Group in the Eastern WA/Tri-Cities area. The BAS Design Engineer is responsible for the end-to-end design, coordination, and delivery of Building Automation System (BMS) and HVAC controls solutions. Controls Design Engineers own the development of controls design packages and ensure accurate system integration from initial design through as-built completion. They represent our organization to our customers, other contractors, fellow employees, and our community in a professional manner. They are effective leaders and communicators, who resolve disputes and negotiate mutually beneficial solutions, and exhibit ownership of their projects and a passion for the success of their team. We would prefer the new Design Engineer to be in the Tri-Cities, WA area but are open to someone working remotely near one of our other offices in Seattle, WA; South Bend, IN; Columbus, OH; or Herndon, VA.

Essential Functions

1: Controls System Design & Engineering

· Lead the design and development of BMS controls systems, including device integration, network architecture, and communication protocols such as BACnet MS/TP and Modbus.

· Define control strategies, point lists, and system integration approaches based on project requirements and existing infrastructure.

· Develop solutions for integrating new field devices into existing panels and systems while maintaining compatibility and performance.

2: Drawing & Design Package Development

· Produce complete controls design packages, including 30%, 50%, 80%, 100%, and as-built deliverables.

· Develop detailed drawing sets, including:

o Panel layouts

o Wiring diagrams

o Network/integration schematics

· Generate CAD-based designs from incomplete or non-editable documentation by converting PDF drawings or creating new drawing packages when required

3: Technical Coordination & Stakeholder Engagement

· Coordinate with internal engineering teams, project managers, contractors, and clients to resolve technical challenges and clarify design requirements.

· Interface with external stakeholders, including general contractors, clients, and controls vendors, to align on system integration and scope responsibilities.

· Lead technical discussions to validate design approaches and ensure consistency across disciplines.

4: Documentation & Data Management

· Consolidate project documentation from multiple platforms (e.g., Procore, shared drives) to maintain a centralized and accessible design repository.

· Ensure all deliverables include both PDF and native file formats (CAD, Excel, Word) in accordance with project requirements.

· Identify missing or incomplete documentation and initiate RFIs or information requests to support design progression.

5: Design Validation & Problem Solving

· Evaluate field conditions and existing infrastructure to inform design decisions, including panel capacity, wiring paths, and device placement.

· Optimize designs to minimize installation complexity and reduce field rework by leveraging existing system components.

· Continuously validate assumptions and adjust designs to maintain constructability and compliance with project scope.

6: Project Lifecycle Support

· Support projects from initial concept and design through construction and final as-built documentation.

· Provide ongoing technical guidance during installation and commissioning phases.

· Ensure timely delivery of design milestones in alignment with project schedules and client expectations.

7: Key Deliverables

· HVAC controls and BMS design packages

· CAD drawing sets

· Wiring diagrams and panel schematics

· Network integration diagrams

· Point lists and integration documentation

· Redline and as-built drawing updates

Qualifications and Education

· Engineering Degree (BSME or BSEE) preferred

· HVAC controls and BMS system design (2+ years)

· Experience with Autodesk AutoCAD required.

· Working knowledge of MS Outlook, Word, Excel required with familiarity with project management software preferred.

· Familiarity with Distech, Honeywell and Tridium Niagara N4 preferred.

· Familiarity with network protocols such as BACnet, Modbus, and TCP/IP.

· Strong understanding of mechanical and electrical systems.

· Strong understanding of BMS Control Panel design and wiring schematics

· Excellent written and verbal communication skills a must.

· Cross-functional technical coordination

· Successful candidate will be self-motivated, able to complete tasks with minimal supervision.

· Strong organizational skills and attention to detail are necessary
