Role Description

The Project Manager – Land Development & Horizontal Construction is a full-time, on-site role based in Nashville, Tennessee. This role oversees land development and horizontal construction projects from due diligence and entitlement through site work and turnover, ensuring quality, schedule, and budget targets are met. Day-to-day responsibilities include coordinating design consultants and contractors, preparing and maintaining project schedules, tracking budgets and change orders, and managing RFIs, submittals, and documentation. The Project Manager will work closely with expeditors, municipal agencies, and utilities to secure permits, inspections, approvals, and timely connections. The role also includes conducting site visits, monitoring progress and safety, resolving field issues, reporting project status to leadership and stakeholders, and supporting risk management and value-engineering decisions.

Qualifications

  • Project Management skills, including planning, scheduling, budgeting, and risk management for land development and horizontal construction projects.
  • Experience with Expeditor and Expediting activities, including coordinating permits, approvals, and regulatory submissions with local authorities and utilities.
  • Inspection capabilities, including coordinating third-party and municipal inspections and verifying conformance with plans, codes, and quality standards.
  • Logistics Management skills to plan and coordinate site access, material deliveries, staging, and subcontractor sequencing.
  • Bachelor’s degree in Construction Management, Civil Engineering, Real Estate Development, or a related field, or equivalent relevant experience.
  • Proven experience managing land development and sitework/horizontal construction projects, preferably in residential and/or commercial real estate.
  • Strong knowledge of civil plans, grading, utilities, stormwater, and infrastructure construction methods, codes, and permitting processes.
  • Proficiency with project management and collaboration tools (e.g., MS Project or similar scheduling tools, Excel, and document management platforms).
  • Effective communication and stakeholder management skills, with the ability to collaborate with owners, consultants, contractors, and public agencies.
