Director of Renovation

Rasa Floors is seeking a highly motivated and experienced Director of Renovation to lead the development, growth, and operational excellence of our renovation division within the multifamily housing industry. Reporting directly to the CEO, this executive leader will be responsible for building a scalable renovation business, developing and leading a high-performing team, creating standardized sales and operational processes, and driving profitable growth across renovation projects.
The Director of Renovation will serve as the strategic and operational leader for all renovation activities, ensuring projects are executed efficiently, profitably, and with exceptional customer satisfaction. This role requires a proven leader with deep renovation and construction expertise, strong business acumen, and the ability to create predictable, repeatable systems that support sustainable growth.
Key Responsibilities
Strategic Leadership
- Develop and execute the strategic vision for Rasa Floors’ renovation division.
- Establish long-term growth plans that align with company objectives.
- Identify market opportunities and expand renovation services within existing and new multifamily customer accounts.
- Partner closely with executive leadership to drive innovation, scalability, and operational excellence.
Business Development & Revenue Growth
- Build and manage a renovation sales strategy that drives sustainable revenue growth.
- Develop standardized sales processes, pricing models, and go-to-market strategies.
- Collaborate with sales and account management teams to identify renovation opportunities.
- Establish and maintain a healthy project pipeline with predictable forecasting.
- Support key customer relationships and participate in strategic client presentations.
Operational Excellence
- Design, implement, and continuously improve standardized renovation processes from project acquisition through completion.
- Develop scalable systems, workflows, and best practices that ensure consistency and quality across all projects.
- Establish project controls, scheduling standards, reporting structures, and performance management systems.
- Ensure projects are delivered safely, on time, within budget, and to customer expectations.
Team Building & Leadership
- Recruit, develop, and lead a high-performing renovation team.
- Establish organizational structure, roles, responsibilities, and accountability measures.
- Foster a culture of ownership, collaboration, customer focus, and continuous improvement.
- Mentor and develop future leaders within the organization.
- Conduct regular performance reviews and professional development planning.
Financial Management
- Own division-level financial performance and profitability.
- Develop budgets, forecasts, and financial plans.
- Monitor project-level margins and implement strategies to improve profitability.
- Identify cost-saving opportunities while maintaining quality and customer satisfaction.
- Ensure accurate forecasting and financial predictability.
Customer Success
- Establish a customer-centric approach to project delivery.
- Develop processes to measure and improve customer satisfaction.
- Build executive-level relationships with multifamily owners, operators, and management companies.
- Resolve escalated customer issues and ensure successful project outcomes.
- Drive repeat business and long-term client partnerships.
Key Performance Indicators (KPIs)
The Director of Renovation will be accountable for achieving measurable results across the following areas:
- Revenue Growth: annual renovation revenue targets, new customer acquisition, and expansion of existing customer relationships.
- Margin Expansion: gross margin improvement, project profitability, and cost management and operational efficiency.
- Predictability: forecast accuracy, project completion rates, and schedule and budget adherence.
- Pipeline Growth: qualified pipeline volume, conversion rates, sales cycle efficiency, and backlog management.
- Customer Success: customer satisfaction scores, Net Promoter Score (NPS), repeat customer revenue, and client retention.
- Operational Performance: project delivery metrics, change order management, team productivity, and safety performance.
Qualifications
Required Experience
- Minimum 10 years of progressive experience in renovation, construction, capital projects, or related industries.
- Proven experience leading renovation programs within the multifamily housing industry.
- Demonstrated success building and leading high-performing teams.
- Experience developing and implementing scalable operational processes.
- Strong financial management and P&L responsibility experience.
- Track record of driving revenue growth and margin expansion.
- Experience managing multiple projects and teams simultaneously.
Preferred Experience
- Experience with flooring installation and flooring-related renovation projects.
- Background in multifamily turns, capital improvements, interior renovations, and value-add renovation programs.
- Experience working with property management companies, REITs, ownership groups, and multifamily operators.

Travel Requirements
This position requires regular travel throughout assigned markets and customer locations. Expected travel is approximately 30–50% and may include overnight travel. The Director of Renovation must be available to visit project sites, conduct operational reviews, meet with customers, support business development initiatives, participate in executive leadership meetings, and oversee project execution.
