The Mortgage Loan Processor/Closer is responsible for the gathering and review of documentation pertinent to the applications. Responsible for submitting loan files to underwriting as well as the balancing and preparation of loan closing documents. This role works closely with the Mortgage Loan Associates and Program Specialists preparing for pre-closing preparations and providing technical support during the loan closing. The position will build and maintain strong partnerships with program staff and third-parties to implement efficient processes leading to compliant, timely and successful residential mortgage closings within the homeownership program. The position will also contribute to the improvement of loan processes and staff development related to residential mortgages and the homeowner program services within the Mortgage services department. The position reports to the Mortgage Services Director.

Key Responsibilities

Loan Processing & Closing Execution

  • Prepare and manage loan files for processing, underwriting, and closing.
  • Collect, review, and validate all required documentation to ensure accurate and timely underwriting submission.
  • Balance and prepare closing documents in compliance with regulatory and organizational standards.
  • Provide technical support and coordination during loan closings.

Collaboration & Partnership

  • Partner with Mortgage Loan Associates and Program Specialists to ensure readiness for pre-closing and closing.
  • Act as liaison between Habitat Omaha and third-party lenders, vendors, and partners.
  • Collaborate with program staff to strengthen financial coaching and homeownership program delivery.

Compliance & Risk Management

  • Ensure all loans meet Habitat underwriting guidelines and applicable mortgage regulations (including TRID).
  • Maintain required certifications, including annual American Bankers Association certification (if applicable).
  • Safeguard confidentiality and ensure accurate documentation handling.

Program & Process Improvement

  • Contribute to continuous improvement of mortgage processing workflows and closing procedures.
  • Support staff development initiatives related to mortgage services and homeownership programming.
  • Maintain current knowledge of industry trends, regulations, and best practices.

Customer & Community Focus

  • Support families in assessing mortgage affordability based on income and Habitat housing inventory.
  • Deliver high-quality customer service to diverse and multilingual populations.
  • Assist with outreach efforts to promote equitable access and diverse participation in Habitat programs.

Administrative & Financial Support

  • Provide documentation support to leadership (CEO, CFO, Accounting) related to closing costs, grant funding, and loan documentation.
  • Complete additional duties as assigned.

Qualifications Required

  • High school diploma or GED.
  • Experience in residential mortgage loan processing and/or closing.
  • Strong written and verbal communication skills.
  • Proficiency in Microsoft Office (Word, Excel, Teams) and database systems.
  • High level of organization, attention to detail, and confidentiality.
  • Knowledge of TRID requirements and income calculation methodologies.
  • Strong customer service orientation with ability to work across diverse populations.
  • Goal-oriented with commitment to Habitat Omaha’s mission.

Preferred

  • Bachelor’s degree in a related field.
  • NMLS license.
  • Experience working with low- to moderate-income populations.
  • Bilingual or multilingual capabilities.
