Develop and coordinate the implementation and administration of a schedule of planned, preventative, predictive maintenance for equipment, machinery, and the buildings. Review manufacturer's service manuals and records of maintenance problems to determine optimum frequency of preventive maintenance (PM). Study productions and operation schedules and confers with other staff and maintenance supervisors to determine when planned maintenance will least interfere with the operation of the establishment. Estimate cost of personnel, parts, and supplies to be used during scheduled maintenance. Manage building maintenance by receiving, prioritizing, and assigning work orders to technicians using TMA and radio dispatch. Act as the central communication point between staff and customers. Ensure adherence to Hospitals, departmental policies and procedures and accreditation requirements. No patient care assignment.

Detailed responsibilities:

  • SYSTEMS - Develops and maintains functional computerized preventive maintenance program, utilizing industry standards; oversee all facets of the program
  • SYSTEMS - Prepare and coordinate data uploads into the TMA systems
  • DATA ENTRY - Utilize computerized systems to input PM orders and track status and/or completion
  • COORDINATION - Coordinate/streamline instillation and/or repairs of equipment using computerized system
  • REPORTS - Design and run queries to extract and compile data for reports using TMA, Shmartsheet, and/or Microsoft Access
  • REPORTS - Format and generate reports, including summary, statistical, and/or presentation
  • REPORTS - Develop and maintain reports including efficiency reports relating to hours and dollars, Area PM percentage deferred PM reports, and equipment renewal/replacement reports
  • RECORDS - Develop and maintain a task code library, adding new tasks as needed
  • QUALITY - Perform random checks of PM for equipment handled by external contractors to ensure reliability and quality of work
  • SCHEDULES - Independently work with managers in coordinating and scheduling preventative maintenance for all aspects of the different facilities departments in various areas of UNM Hospitals
  • RECORDS - Maintain records of planned and completed maintenance
  • TRAINING - Provide information and training to end users on the usage of TMA
  • COORDINATION - May direct and coordinate activities of maintenance staff
  • SYSTEMS - Responsible for other computer software within the Facilities Dept., including the management and coordination of upgrades and training to Fireworks System
  • ADMINISTRATIVE - Provide assistance to the facilities leadership in producing support documentation; the ordering, replacement and inventory of uniforms for the facilities department; manage the key control program to include maintaining the key boxes, assigning key location and generating reports
  • COMMUNICATION - Serve as the primary contact for technicians, facilities leadership, and clients, providing updates on job status
  • COMMUNICATION - Maintain the inventory of the radios to include assignment documentation; provide support for the repair and maintenance of the facilities department radio communication system
  • DISPATCHING & SCHEDULING - Assign qualified technicians to tasks, including Plumbers, Electricians, Mechanics, Carpenters, Painters, Plant Operators, HVAC Technicians, Safety and Life Safety to minimize downtime
  • EMERGENCY RESPONSE - Quickly dispatch teams for urgent, high-priority, or safety-related issues

Related Education and Experience may be substituted for one another on a year for year basis.

Experience with preventative maintenance software Experience with report writer software 2 years directly related experience Experience in dispatching, facility maintenance, or customer service, often with knowledge of trades
