Position Summary
YMP Real Estate Management is seeking an experienced Construction Manager to oversee all construction and capital improvement activities across our commercial office building portfolio. In this role, you will serve as the primary point of contact for tenant improvement (TI) projects, base building renovations, and major capital expenditure programs ensuring each project is delivered on time, within budget, and to YMP's quality standards.
The ideal candidate brings deep knowledge of commercial real estate construction, strong vendor and contractor management skills, and the ability to balance multiple concurrent projects while maintaining seamless communication with ownership, asset management, property management, and tenants.
GENERAL RESPONSIBILTIES
Project Management & Delivery
- Lead planning, scheduling, and execution of tenant improvement (TI) projects from lease execution through punch list completion.
- Manage base building capital projects including lobby renovations, elevator modernizations, mechanical/electrical upgrades, and façade improvements.
- Develop and maintain detailed project schedules, phasing plans, and critical path analyses.
- Conduct regular site visits and job walks to monitor construction progress, quality, and safety compliance.
- Coordinate construction activity with property management to minimize disruption to existing tenants.
Budgeting & Cost Control
- Prepare and manage project budgets from initial feasibility through final reconciliation.
- Review, negotiate, and approve contractor bids, proposals, and change orders.
- Track committed and actual costs against approved budgets; provide monthly variance reports to ownership.
- Identify value engineering opportunities without compromising scope or quality.
- Process and approve contractor pay applications in coordination with accounting.
Contractor & Vendor Management
- Prequalify, bid, and contract general contractors, subcontractors, and specialty vendors.
- Maintain and expand YMP's preferred contractor and vendor relationships.
- Enforce contract terms, construction standards, insurance requirements, and lien waiver procedures.
- Resolve contractor disputes, RFIs, and field issues in a timely manner.
Tenant Coordination
- Collaborate with leasing and property management teams on TI scope development and landlord/tenant work letters.
- Serve as primary construction liaison to tenants throughout the build-out process.
- Manage tenant expectations on schedule, progress, and any scope changes.
- Ensure construction activities meet tenant operational requirements and lease obligations.
Permitting, Compliance & Documentation
- Coordinate permit applications and approvals with local jurisdictions and building departments.
- Ensure all work complies with applicable building codes, ADA requirements, and local ordinances.
- Maintain complete and organized project files including contracts, drawings, submittals, RFIs, and closeout documents.
- Manage certificate of occupancy, lien releases, and final project closeout.
Reporting & Communication
- Provide regular project status reports to VP of Asset Management and ownership.
- Participate in asset management meetings to align capital project plans with ownership objectives.
- Maintain project dashboards and reporting tools for portfolio-wide visibility.
Requirements
QUALIFICATION & EDUCATION
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
- Minimum 7 years of construction project management experience, with at least 4 years in commercial real estate / office buildings.
- Proven track record managing tenant improvement projects from $250K to $10M+ in value.
- Strong command of construction contracts (AIA, NEC, or similar), scheduling (MS Project or Primavera), and cost management.
- Proficiency with project management software (Yardi, or equivalent).
- Thorough knowledge of commercial building systems: MEP, life safety, structural, and envelope.
- Understanding of LEED, ENERGY STAR, and sustainability best practices in commercial construction.
- Excellent written and verbal communication skills; ability to present to ownership and executive stakeholders.
Preferred
- LEED AP, PMP, CCM, or equivalent professional certification
- Experience managing office building renovations in Class A urban markets
- Familiarity with Yardi Voyager or Yardi Virtuoso for project cost tracking
- Working knowledge of ADA compliance, NFPA codes, and municipal permitting processes
- Experience with ground-up commercial construction or large-scale base building repositioning
