The Work

LAUSD runs one of the largest public school construction programs in the country, all of it under Division of the State Architect (DSA) oversight. As an Owner's Authorized Representative I, you represent the District on assigned school projects and lead them from preconstruction through bid and award, construction, and closeout.

You own the budget and schedule and hold them to the District's standards, monitoring the budget monthly so it reflects real status. You manage the contractor day to day, review schedules and submittals, respond to RFCs, and negotiate change order proposals to a fair and reasonable price, keeping the design team, public agencies, and District staff coordinated.

You see projects all the way through DSA certification and financial closeout, and you keep upper management informed with clear status and progress reporting along the way.

Requirements

What You Will Own

· Assigned projects from preconstruction and bid/award through construction and closeout

· Project budget and schedule to the District's standards, monitored monthly

· Contractor management, RFC responses, schedule and submittal review, and substitution review

· Change order proposal review and negotiation for a fair and reasonable price

· Payment review for contractors, architects, and engineers, and administration of architect agreements

· DSA certification and financial closeout

What You Bring

· 10 years of construction and/or combined project and construction management on commercial or public/educational facilities

· 3 of those years with full responsibility for coordinating complex projects with construction values over $10M

· One of three education paths: a bachelor's in architecture, engineering, or construction management; a bachelor's in any field plus the ability to earn a CCM within one year of hire in the LAUSD Facilities Services Division; or a current CCM in place of the degree

· The presence to be the owner's representative in the room, holding contractors and consultants to scope, schedule, and budget

Preferred

· Design-Build, BIM, and LEED and/or CHPS experience

· DSA construction and design process experience

· OSHA 30

· California Architect or Professional Engineer license, or a CCM (CMCI)

Benefits

Compensation

Salary range: $180,000 to $197,000 per year, based on experience.
