The primary responsibilities of the Porter involve the general

cleanliness and upkeep of the communitys grounds in order to enhance and

maintain its curb appeal and ensure high quality living conditions for

residents.

While the following information should be considered a comprehensive

description of this position, it should also be noted that some

responsibilities might not be specifically addressed.

Main duties for the Porter will include:

• Frequently walking and inspecting the community to ensure the

property is clean, clutter-free, and meets HSL standards

• Assisting with various physical and safety-related tasks as

Directed, Including

• Removing litter, trash, debris, pet droppings, etc. from the

grounds

• Raking, sweeping, shoveling, landscaping, and groundskeeping
• Moving or removing heavy items (i.e., appliances) as

circumstances warrant

• Performing "trash-out" duties at vacated apartments
• Keeping dumpster doors closed on windy days
• Cleaning and maintaining storage areas
• Tearing down fences, digging post holes, removing signs, etc.
• Painting (interior and exterior) and transporting paint buckets
• Pool area
• Laundry room
• Leasing office
• Pet areas
• Dumpster areas
• Recreation and relaxation areas
• Grounds adjacent to the road, in front of the office, etc.
• Walkways to and from and in-between buildings
• Parking lots and drives
• Maintenance and storage area(s)
• All common areas and grounds on property
• Performing any additional duties assigned by the Maintenance
