POSITION DESCRIPTION
ASSOCIATE, ACQUISITIONS & ASSET MANAGEMENT
REPORTING TO: Director, Development
LOCATION: Oakland, CA (In Office)
SUMMARY
The Associate will be a key member of the team owning underwriting and analysis for new acquisitions and developments and driving asset management execution across the firm's portfolio. The role carries direct deal and asset responsibility, works closely with senior leadership on investment decisions, and is expected to operate independently with strong judgment and attention to detail.
This position was created to add senior deal capacity within the team. The Martin Group develops and manages its assets under one roof, with an Associates who demonstrates strong investment judgment and command of the development process with a clear path toward project leadership and broader portfolio responsibility.
Essential Responsibilities
Investments & Underwriting
· Own underwriting and lead construction of property-level financial models in Excel: acquisition pro formas, sensitivity analysis, scenario modeling, and waterfall/promote structures.
· Develop and defend underwriting assumptions — rent comps, submarket supply and demand, cap rate trends, and comparable sales — and direct supporting market research.
· Lead acquisition due diligence workstreams on new investments and manage third-party consultants - PCRs, environmental reports, leases, loan and JV documents support, appraisals, and service contracts.
· Prepare investment committee memos and OM’s for acquisitions, developments, financings, and dispositions, and present recommendations to senior leadership.
Asset Management & Reporting
· Oversee monthly asset management reporting for internal review and external investors, including review of analyst work product prior to distribution.
· Lead the annual operating budget process and quarterly asset valuations in partnership with VP of Asset Management and property teams.
· Review and assist with recommended new lease rates, renewal offers, and lease expiration schedules.
· Prepare weekly submarket reports across regions where TMG operates.
· Conduct ad-hoc financial analyses for capital plan decisions, refinancings, and sell/hold evaluations.
· Develop and execute asset-level business plans for assigned properties, track performance against underwriting and recommend course corrections.
· Coordinate construction draw preparation and lender reporting packages for development-phase assets.
· Communicate with property-level service providers: regional managers, property managers, and maintenance staff.
· Communicate with asset-level counterparties: brokers, attorneys, architects, contractors, and lenders.

Qualifications
· 3-5 years of rigorous analytical experience with direct commercial real estate exposure (preference towards multi-family) — investment banking, institutional investment funds, operator lead platforms or similar — including demonstrated investments and/or asset management experience.
· Advanced Excel proficiency required: multi-tab financial models, waterfall structures, IRR/EM analysis, debt sizing and sensitivities.
· Solid grasp of real estate finance fundamentals: NOI, cap rates, debt structures, GAAP accounting basics and LP/GP waterfall mechanics.
· Strong written communication: production of memos, investor reports, and external materials that go directly to partners and LPs.
· Independently managing multiple live deadlines, including transactions from LOI through closing.
· Proficient with Yardi, RealPage, CoStar, or comparable platforms. Juniper Square experience is additional desired experience. .
