Position Summary

The Facility Maintenance Technician is responsible for maintaining the buildings, grounds, utilities, and supporting equipment of the manufacturing facility. This position performs preventive maintenance, inspections, troubleshooting, repairs, and general facility improvements to ensure the workplace remains safe, clean, functional, and operational.

This role primarily supports facility infrastructure and building systems. It may assist production-maintenance personnel when qualified and authorized, but it does not perform electrical, mechanical, plumbing, HVAC, or other regulated work beyond the employee’s training, certification, and authorization.

Essential Duties And Responsibilities

• Inspect, maintain, troubleshoot, and repair facility systems, structures, and equipment.
• Perform general building repairs involving doors, locks, walls, ceilings, flooring, windows, fencing, gates, docks, and other facility components.
• Complete basic plumbing repairs involving faucets, toilets, sinks, drains, hoses, and minor leaks.
• Perform basic electrical tasks, such as replacing approved light fixtures, lamps, switches, outlets, and batteries, when trained and authorized.
• Monitor facility lighting, ventilation, plumbing, electrical, compressed-air, fire-protection, and HVAC systems.
• Report major electrical, plumbing, structural, fire-protection, or HVAC problems requiring a licensed professional.
• Perform preventive maintenance according to established schedules and manufacturer recommendations.
• Inspect emergency lighting, exit signs, eyewash stations, safety showers, fire extinguishers, dock equipment, and other facility safety devices.
• Maintain offices, restrooms, breakrooms, production-support areas, warehouses, parking lots, sidewalks, and exterior grounds.
• Perform painting, patching, pressure washing, minor carpentry, furniture assembly, and general facility improvements.
• Assist with spills, water intrusion, storm preparation, freeze protection, and other facility emergencies.
• Maintain drains, gutters, roof-access areas, and exterior pathways where safely accessible.
• Support pest-control, landscaping, waste-management, and janitorial activities.
• Set up work areas, offices, furniture, shelving, barriers, signage, and equipment as requested.
• Respond promptly to facility-maintenance requests and communicate repair status to affected departments.
• Assist qualified maintenance personnel with equipment repairs when directed and authorized.
• Coordinate access and provide site support to approved contractors and service vendors.
• Verify that contractors follow site safety, security, and work-permit requirements.
• Maintain accurate records of inspections, work orders, repairs, preventive maintenance, parts, labor, and contractor services.
• Maintain an organized inventory of facility-maintenance tools, parts, supplies, and materials.
• Safely operate approved lifts, ladders, forklifts, pallet jacks, hand tools, power tools, and maintenance equipment.
• Maintain clean, secure, and orderly maintenance shops, storage areas, and work locations.
• Communicate incomplete repairs, safety concerns, and facility conditions during shift handoffs.
• Perform other duties assigned by management.

Safety Responsibilities

• Follow all company safety policies, procedures, permits, and work instructions.
• Wear all required personal protective equipment for the assigned task.
• Follow Lockout/Tagout procedures before servicing equipment or entering hazardous areas.
• Never perform live electrical work unless specifically qualified and authorized.
• Never remove machine guards, enter confined spaces, work at heights, or bypass safety devices without required training and authorization.
• Inspect ladders, lifts, forklifts, tools, and equipment before use.
• Use proper fall protection when required.
• Maintain safe barricades and warning signs around active maintenance work.
• Keep emergency exits, electrical panels, fire equipment, aisles, and walkways clear.
• Properly store, label, and handle chemicals, paints, cleaners, oils, and other maintenance materials.
• Report unsafe conditions, injuries, near misses, environmental concerns, and equipment damage immediately.
• Stop work when conditions are unsafe or the task exceeds the employee’s training or authorization.
• Participate in safety meetings, inspections, training, and incident-prevention activities.

Preventive Maintenance Responsibilities

• Complete assigned preventive maintenance inspections on schedule.
• Identify early signs of wear, corrosion, leaks, damage, or system failure.
• Document inspection results and corrective actions accurately.
• Create or escalate repair requests for conditions that cannot be corrected immediately.
• Follow up on open work orders until the repair is completed or properly transferred.
• Maintain required service records for facility equipment and safety systems.
• Recommend facility improvements that may reduce downtime, safety risks, or repair costs.

Minimum Qualifications

• High school diploma or GED preferred.
• At least one year of facility, building, industrial, construction, or general maintenance experience preferred.
• Basic knowledge of plumbing, electrical systems, carpentry, painting, mechanical repairs, and building maintenance.
• Ability to safely use hand tools, power tools, ladders, and maintenance equipment.
• Basic mechanical aptitude and troubleshooting ability.
• Ability to read work orders, safety instructions, equipment manuals, labels, and basic diagrams.
• Ability to complete maintenance records and communicate repair needs clearly.
• Ability to work independently, prioritize assignments, and respond to urgent facility needs.
• Ability to work around active manufacturing and material-handling operations.
• Ability to work assigned shifts, overtime, weekends, holidays, and emergency call-outs when required.
• Valid driver’s license may be required when operating company vehicles.
• Forklift or aerial-lift certification preferred, or ability to obtain company certification.

Preferred Qualifications

• Experience in a plastics, recycling, warehouse, or industrial manufacturing environment.
• Experience using computerized maintenance management or work-order systems.
• OSHA safety training.
• Lockout/Tagout training.
• Forklift, scissor-lift, or boom-lift certification.
• Basic HVAC, plumbing, electrical, welding, fabrication, or carpentry experience.
• Experience coordinating contractors or outside service providers.

Physical Requirements

• Regularly stand and walk for extended periods.
• Frequently bend, reach, kneel, crouch, climb, push, pull, and work in confined positions.
• Lift and carry up to 50 pounds, with assistance or lifting equipment when required.
• Safely climb ladders and stairs and work from approved elevated platforms.
• Work indoors and outdoors in heat, cold, humidity, rain, noise, dust, odors, and changing weather conditions.
• Work around moving equipment, manufacturing machinery, and vehicle traffic.
• Maintain sufficient vision, hearing, coordination, and mobility to perform maintenance work safely.
• Wear required PPE for the duration of assigned tasks.

Success in This Role

A successful Facility Maintenance Technician keeps the manufacturing facility safe, functional, and operational by completing quality repairs, performing preventive maintenance, responding promptly to facility needs, maintaining accurate documentation, and recognizing when specialized or licensed assistance is required.
